I am looking to purchase a new home in Florida. However, I learn my score is below 600. Does FHA loans go by FICO score? Is their any loans out there?

    Usually the first thing a lender looks at is your credit score and under 600 may very well rule you out for a mortgage. Having said that, it would be worth your while to contact the mortgage department of a bank in your area and set an appointment. Be honest, go over your finances and see what happens. It won’t cost you anything and will only take an hour or so.

    Quicken loans has an online/phone qualification process that would also give you a feel for whether you would qualify or not.

    Unfortunately, no.

    Not even FHA. Lenders have increased minimum credit scores for all loans.

    Work on improving your score.

    You can try buying on contract, but very wary! Almost all have a balloon payment (easy enough payments, then the whole amount is due all at once, usually 3 or 5 years out), so plan on either losing the house (think of the payments as rent) or getting you financial house in order so you can re-finance by then.
